Sometimes under-the-radar luxury comes with a bold spotlight—as it does in Sevierville, TN, the hometown of late country icon Dolly Parton.
Sevierville, the seat of Sevier County, sits about 40 minutes southeast of Knoxville, in the northern foothills of the Great Smoky Mountains.
The legendary songstress was famously raised with 11 siblings in a one-bedroom cabin in rural Locust Ridge in Sevier County, 14 miles outside of the center of Sevierville.
In 1986, the “Jolene” singer/songwriter opened an amusement park, dubbed Dollywood, in Pigeon Forge, also in Sevier County, which contains a replica of her childhood cabin.
The park remains a huge attraction, bringing in around 3 million visitors per year, according to the Pigeon Forge Chamber of Commerce.
Dollywood, combined with the spectacular Great Smoky Mountains, drew 11.5 million recreational visits in 2025. That’s more than double the second-most-visited national park in the country. Over the years, the area has become a million-dollar home mecca.
“The flow of visitors is significant and helps fuel demand for those seeking a cabin getaway,” writes Realtor.com® senior economist Anthony Smith in his latest “Lowkey Luxe” report which spotlights Sevierville.
It “is the first town off Interstate 40 on the parkway that runs south,” he says. “The strip pulls traffic through; however, those who make the stop find a walkable historic core, quaint restaurants, unique, charming stores, and an authentic small-town atmosphere.”
The area is infused with Parton’s formidable presence—there’s a statue of the country legend at the Sevier County Courthouse’s lawn.
The “9 to 5” star and her husband, Carl Dean, spent their days in a five-bathroom property that sits on 63 acres and is informally known as Willow Lake Plantation, a three-hour drive from Sevierville.
Although it’s unknown how much the couple splashed out for the property, Realtor.com estimates that the property is now worth $8.8 million.
Sevierville’s low-key log luxury
The Sevierville micropolitan statistical area has seen an astonishing run-up in prices over the past decade, according to Realtor.com data.
Sevier County’s three main cities—Sevierville, Gatlinburg, and Pigeon Forge (home of Dollywood)—have all smashed the country’s share of million-dollar-plus listings.
While the nation’s share of million-dollar homes sits at 12.7%, those Sevier County cities come in at 19.9%, 19.3%, and 18.8%, respectively.
Much of that is due to high-priced luxury rental properties that take advantage of the area’s robust tourism industry. Additionally, the housing stock is peppered with cabins—not the kind Parton grew up in, but ultramodern, ultraluxurious ones that can cost millions.
For instance, these two 16-bedroom luxury lodges in Sevierville, with bark-accented walls and log siding and pillars, run $6.8 million, with the 2025 rental income tallied as $712,149.
Another listing boasts five existing log cabins with room for seven additional cabins on 16.33 acres, running $4.5 million.
The luxury market (defined as the top 10% of sales), which starts at $1.2 million nationwide, is higher in this East Tennessee micropolitan. The most expensive median is in Sevierville, with a threshold of $1,496,000, followed closely by Gatlinburg with $1,425,000.
The Sevier County’s luxury threshold of $1,399,000 is 2.3 times the metro’s median price tag of $599,900, while the national ratio is closer to 2.9 times.
“The gap between a typical listing and a high-end one is narrower here than it is nationally, and it’s a market where a large share of the inventory is expensive,” explains Smith.
The metro’s growth has been much swifter than that of the country as a whole. While over the past decade (August 2016 to August 2026), luxury prices rose 52% nationwide, it was a different story in Parton’s birthplace.
Sevier County’s luxe market climbed an impressive 180% in that time period, with the city of Gatlinburg rising the most at 198%.
“Median prices in the region spiked over the decade, and a lot of that can be attributed to the rebuilding effort in the region after a devastating fire,” explains Smith.
The Chimney Tops 2 Fire started inside the national park on Nov. 23, 2016, and eventually claimed some 17,000 acres with total damages running into the billions. Fourteen people died and roughly 14,000 were evacuated, making it the deadliest wildfire in Tennessee’s history.
Listings in Gatlinburg fell from 286 in November 2016 to only 192 in January, and from a monthly new inventory average of 45 to only 16 that December.
Dolly Parton was integral to helping neighbors get back on their feet during that trying time—her My People Fund began distributing $1,000 per month to Sevier County families who lost their homes, with final payments of $5,000 per household.
The housing market came back stronger—and much more expensive.
“The rebuilt housing stock priced higher than what it replaced instead of carrying a discount,” says Smith. “What followed was a rebuild that went well beyond replacement.”
A decade after the fire, Gatlinburg’s median listing price is up 202%, the steepest of any geography in the county.
Those prices likely account for why the luxe market here tends to be a slow one, with all of the cities in the county taking a median of over 100 days for a home to move, compared to 72 days at the national level.
Residential luxury living in Dolly Parton country
While the area is no doubt an investor’s paradise, there are plenty who make it their main home, too.
Kiley Niles of Engel & Völkers Knoxville represents the seller for one of the few active luxury listings in the area used only as a primary home. She says the owner of the $3.2 million modern Smoky Mountain estate on 101 acres was initially enamored with the area due to its Parton heritage.
“It’s five minutes from where Dolly Parton grew up,” she says of the Richardson Cove estate. “The seller loves Dolly, and that is part of the reason she bought the home.”
The seller even has photos of the music icon sprinkled around the interior.
“It intrigued her when she was looking at the house, knowing that Dolly had grown up in that area,” says the agent.
The modern marvel, built in 2018, comes with two ponds and plenty of hiking trails through pristine wilderness, a seasonal waterfall, and a 50-by-100-foot commercial-grade garage with four doors, two car lifts, and a dedicated restroom, perfect for vehicle enthusiasts or those needing equipment space.
“It’s someone who is going to want privacy,” she says of the ideal buyer. “It’s literally on top of a mountain, with the most incredible panoramic views.”
The three-bedroom home wouldn’t necessarily make a prime investment property, as it is located on a steep incline. The county has determined no other structures can be built on the land.
The agent says at least 75% of potential buyers hail from out of state—often relocating to Tennessee for its perceived conservative values and more lax gun laws.
Others have migrated from the Sunshine State.
“We call them ‘half-backs’ here,” says the agent. “They move from the north to Florida, then come halfway back.”
The agent says the Floridians, too, are coming for “politics” but are also fleeing extreme heat, hurricanes, and insurance hikes.
As for the county’s Dolly Parton connection, Niles says those willing to drop $3 million on a home aren’t doing it primarily because of the music legend, but “that’s a nice little perk.”
