An eye-catching triangular-shaped residence that has been the talk of the town since it was constructed in Buffalo, NY, in 2020 has once again angled its way back onto the market—this time with another price cut.
The iconic Triangle House, designed by artist Ben Perrone, was originally listed for $760,000 in April 2023.
Also known as the Christmas Tree House, the jaw-dropping dwelling received a dramatic $60,000 price cut just two months later. It was then removed from the market in July 2023 but returned in July 2026 for $550,000 before being removed once again in September. It is now listed for $479,000.
“We don’t have a lot of new construction in this area, let alone something so modern and architecturally unique,” says listing agent Britt Konczyk of MJ Peterson Real Estate. “Most of the homes around here were built in the 1900s, so it’s a really unique style.”
The triangular dwelling, which features solar panels, boasts a modern interior with surprising details found throughout its 2,403-square-foot interior, including a dining room with a custom-built triangular table and a retro kitchen with a repurposed school sink and built-in oven.
“The owner came up with the outside shape and worked with an architect [Kevin Connors of eco_logic STUDIO], on the design,” Konczyk notes. “He spent about $800,000 to build it, and it was originally listed at a higher price point for the neighborhood. It was reduced, and now it’s at the right price point.”
An open-concept floor plan features a cantilevered staircase with copper spindles and railings, along with a time capsule-inspired glass elevator. Both lead to an enormous upstairs primary suite, which offers ample space for a sitting area or home office.
“It was used as a primary residence and would be cool as a rental property, but there is a process to go through to use it as a short-term rental,” she notes.
The uniquely designed, energy-efficient residence also features a solar panel system.
“From the outside, it doesn’t look like it has a lot of light, but it does,” Konczyk says. “It’s also unique to have a personal elevator in a private residence.”
A fieldstone patio overlooks a heated and air-conditioned garage that was originally designed as the seller’s art studio.
“The property would work great for an artist to use as a home base,” she notes.
While its standout design is certainly one of a kind, Konczyk believes its convenient location will also appeal to the next buyer.
“I think it could be someone from out of state,” she says. “It’s located in the Golden Horseshoe region around Lake Ontario, which includes Niagara Falls, Toronto, and Buffalo.
“A lot of people are moving to larger markets for work and then moving back to where they grew up, to be closer to family or find more affordable housing.
“We are used to snow here, for sure, but there are not a lot of natural disasters, which makes this area attractive.”
