Beleaguered actor Justin Baldoni has quietly listed his sprawling California compound for $8.88 million, months before he is due to go head to head in a legal battle against his former costar Blake Lively, who has accused him of sexually harassing her on the set of their movie, “It Ends With Us.”
Property records show that Baldoni, 42, quietly listed his enormous Ojai estate for just under $9 million on Feb. 5, days after a rental listing for the same property was taken down.
Located in the picturesque neighborhood of Santa Paula, the five-bedroom dwelling is described as being “more than a home,” with the listing hailing it as a “rare retreat-style compound offering privacy, scale, and versatility.”
Set on a sprawling 10 acres at the foothills of the Topa Topa Mountains, the compound is anchored by a spectacular Mediterranean-style primary residence that spans more than 5,200 square feet.
However, the property is also home to numerous other structures, including a tiny house, as well as a “yoga dome” and a “guest dome” that were “imported from Poland” in order to turn the estate into a true luxury retreat.
“Designed as both a luxury residence, and a retreat and event venue, the property delivers a lifestyle unlike anything else in the region,” the listing continues.
Baldoni and his wife, Emily, purchased the property in 2020 for $2.2 million—but have made numerous updates to the estate since then, spending two years carefully renovating the primary residence, while also adding the additional structures to the surrounding land.




The couple proudly showed off the fruits of their labor in a 2023 shoot for Architectural Digest, revealing how their trips to Mexico had inspired the interior aesthetic, which also boasts impeccable feng shui, courtesy of Baldoni’s mother.
“When we went to Tulum and parts of Mexico, we would take pictures of lamps, or couches—just as inspiration—and then we started to put together a Pinterest board of things that we liked,” Baldoni revealed.
“[Also] my mom is a feng shui master. Some people don’t believe in it, but I can tell you, being the son of a woman who’s done it for 30 years, you can feel the energy flow of a place.
“Every place that we have lived in, we’ve had my mom feng shui, and it has really changed the energy of the space and brought us a lot of really good fortune. So we designed the whole house with feng shui in mind.”
His wife added: “We also live in such a magical place in Ojai. And so we also wanted to let that inspire our home. We have mountains. There’s rock, stone, water—it’s very earthy, very natural, and absolutely gorgeous. We wanted it to feel like a sanctuary when we come home.”
Indeed, according to the listing, the property’s wellness-enhancing features extend well beyond its feng shui, however, with the description noting that the home has been outfitted with “a state-of-the-art medical-grade air filtration system,” electromagnetic frequency shielding around the primary bedroom, a saltwater pool, and a “regenerative orchard.”
The home was “thoughtfully oriented and designed to support balance, flow, and harmony throughout the property,” it notes, with “health and wellness central to the design.”
Other astonishing amenities found around the property include an elevated hot tub, pickleball and basketball courts, a custom-designed gym, an LED-lit in-ground trampoline, a koi pond with its own waterfall, a fire pit, walking paths, EV charging stations, a state-of-the-art security system, fire mitigation systems, and a private well.
“This is a truly unique opportunity suitable as a primary residence, second home, or retreat investment,” the listing concludes.
The property was previously listed for rent at the sky-high asking price of $40,000 a month.




The listing of Baldoni’s home comes amid reports that the actor has quietly moved his family out of California amid his ongoing legal battle with Lively.
Baldoni has been embroiled in a bitter public feud with Lively, 38, since December 2024, when the actress accused her “It Ends With Us” costar of sexually harassing her on the set of the movie, while also alleging that he—along with his production company, Wayfarer—had engineered a campaign to publicly “destroy her reputation.”
Days after lodging her complaint, Lively sued Baldoni and several member of his publicity team for defamation, seeking unspecified damages.
While Baldoni has vehemently denied all allegations made against him—even attempting to file a countersuit against Lively that was ultimately thrown out by a judge—the fallout from the scandal has taken a significant toll on his career, and lead to his management company, WME, dropping him from its books.
Lively’s lawsuit against Baldoni is due to go to trial on May 18; however, speculation surrounding the feuding former costars has remained at fever pitch after multiple pieces of evidence being submitted ahead of that court date were unsealed—including a series of messages between the actress and her friend, pop star Taylor Swift.
Private messages exchanged between the two women were publicly revealed in January in which they appeared to discuss Lively’s ongoing battle with Baldoni, with Swift purportedly accusing the actor of getting out “his tiny violin,” while sharing a screenshot of a People Magazine article titled: “Justin Baldoni Reveals He Was Sexually Traumatized By an Ex-Girlfriend When He Was ‘Hoping to Save Myself for Marriage.”
“I think this b—- knows something is coming because he’s gotten out his tiny violin,” the message reads.
Later on, Lively appeared to reach out to Swift about a changing dynamic in their friendship, asking the pop star whether something was different between them.
“I have no reason to ask, but I donno [sic], I’ve been feeling like I should… is everything OK?” Lively asked. “I felt like a bad friend lately because I was such a sad sack who only talked about my own s— for months. You were generous to not only be a key person there for me during it all, but also let me off the hook for being so in it. But I still have a feeling something may not be right.”




Explaining that her husband, Ryan Reynolds, had urged her to be honest about her feelings, Lively continued in the December 2024 messages: “I do want to know everything is good so I’m asking.
“I always want the opportunity to be a better friend if there’s something I unintentionally did. I know how busy and taxed you are — physically, emotionally, practically, so I don’t expect any more from you ever. Just want to make sure all is good.”
Swift, who is referred to only as “Taylor,” responds to Lively explaining that she felt “exhausted,” while also admitting that she felt there had been a “shift” in the way her friend communicated with her.
“I think I’m just exhausted in every avenue of my life and in recent months had been feeling a little bit of a shift in the way you talk to me,” Swift said. “Yes there has been a lot of the Justin stuff but I’ve been through things like this before and I know how all consuming it is.”
The singer compared Lively’s messages to “a mass corporate email sent to 200 employees,” noting that the actress had “said the word ‘we’ like 18 times.”
“And it feels awful to be in any way critical of the way you process what you’ve been going through but I just kinda miss my funny, dark, normal-speaking friend who talks to me as herself, not like a plural unit,” Swift continued. “When it’s a group I’m hearing from, I feel distanced from you even more than we are geographically [due to ‘The Eras Tour].”
Meanwhile, a leaked voice note obtained by TMZ appears to capture Baldoni telling Lively that she looked “beautiful” in her “It Ends With Us” costumes, revealing that he “got the chills” when he saw photos of her in her outfits.
“Hey Blake I hope the fitting was super successful, thank you for sending me those pictures,” he says in the recording. “That was really cool. I was in the department head meeting and I was waiting for them to load and I legit got the chills when I saw it. You look beautiful. It’s going to work so well.”
That clip came after the release of another voice note sent by Lively to Baldoni in which she asked him to delay filming of “It Ends With Us” to give her more time to prepare for the arduous shoot after the birth of her fourth child, son Olin.
“Hey. I hope you’re so well. Just wanted to connect just to put something on your radar. So, between us, like, this is so premature for me to even share this with you. All good, all good stuff. Headline is great, good, great stuff,” Lively says in the message, which was sent in February 2023, shortly before production was due to begin.
“But I was talking to Ryan and I was like, ‘I don’t know if I should share this,’ but he was like, ‘You guys have such a great trust, you know. Fill him in.’
“Just the idea of going back to work every day right away and also the idea of, you know, prepping for our movie and wanting to work out every day and all that and yet being on set every day. I’m like, ‘What have I done?’
“The only reason that I’m doing [that movie] before is because I gave them my word, and I wouldn’t go back on that and felt like I had to make it work. But having a week off in between, it’s just a lot. It’s a lot.”
