The Beverly Hills home that late luxury real estate broker Jeff Hyland shared with his wife, Lori Hyland, for more than two decades is on the market for $23.5 million.
Known as Casa Alta Tierra, the five-bedroom estate sits at the end of a cul-de-sac in Trousdale Estates, occupying a private promontory with panoramic views across Los Angeles to the Pacific Ocean and Catalina Island.
Lori is selling the approximately 8,602-square-foot residence with Felix Pena and Chad Rogers of Hilton & Hyland, the brokerage her husband co-founded.
For Jeff, who spent four decades selling some of Beverly Hills’ most distinguished properties and wrote “The Legendary Estates of Beverly Hills,” the residence became a personal retreat from the world of luxury real estate.
“Jeff and I had an extraordinary life in this house for over two decades. He spent his career walking through the most distinguished homes in Beverly Hills and when we found this one, we knew,” Lori said. “Its distinctive architecture and incomparable view sealed the deal for us.”
The property occupies more than half an acre, with an unusually broad frontage that gives way to grounds filled with mature olive trees and a private orchard producing seasonal fruits and vegetables.
Its position is a defining feature. According to the listing materials, the residence faces directly toward the Pacific and Catalina Island, putting the ocean outlook straight ahead.
The elevated setting also offers an expansive perspective across the city below.
Inside, large walls of glass frame those views while bringing natural light into the living spaces.
High ceilings and generously proportioned rooms complement chevron-patterned wood floors, creating interiors that retain the home’s architectural character following a comprehensive remodel.
The two-story configuration is described in the marketing materials as a rarity in Trousdale Estates.
Throughout the renovation, the emphasis was on introducing contemporary comforts and updated finishes while maintaining the residence’s distinctive details.
“This home has so much character, class, and soul,” Pena said. “When Lori Hyland remodeled it, she preserved the architectural integrity that defines the finest homes in Trousdale while making it feel personal and timeless.”
The living and entertaining spaces open to the outdoors, extending the gathering areas into the grounds.
A chef’s kitchen serves as a central feature of the interior, while the surrounding glass keeps the landscape and distant horizon in view.
The primary suite continues that focus on the scenery, offering a private retreat with spectacular views. It also contains one of the estate’s most unusual amenities: an indoor pool set within one of the primary bathrooms.
Separate bathrooms serve the suite, with the pool providing a secluded place to relax within the private quarters. The feature gives the property a second swimming area in addition to its outdoor infinity-edge pool.
Outside, that pool appears to meet the horizon, with the city, Pacific Ocean, and Catalina Island stretching beyond it. The outlook shifts after sunset, when the lights of Los Angeles become part of the backdrop.
“Set at the end of a cul-de-sac on its own promontory, this home offers total privacy and endless views across the city, the Pacific Ocean, and Catalina Island,” Pena said. “To me, it’s the finest city and ocean view property in all of Trousdale.”
The grounds add another dimension to the setting. Alongside the pools and outdoor entertaining spaces, the olive trees and productive orchard introduce greenery and seasonal produce to the hillside property.
The residence also reflects Lori’s artistic interests, with interiors that display both her own paintings and pieces from her collection.
Rogers highlighted that connection as a distinctive element of the home, pointing to its role as a setting for the seller’s work and collection.
“Lori Hyland is a renowned artist with a magnificent art collection, and this home beautifully showcases both her collection and her own works of art,” he said. “That artistic sensibility is reflected throughout the property, making it an exceptional setting for an art collector.”
For a buyer, the $23.5 million offering combines a remodeled residence with an unusual pair of pools, landscaped grounds, and far-reaching views. For Lori, the sale marks a transition after more than 20 years in the home she and Jeff chose together.
